  • Ensuring that a suitable tenancy agreement is drawn up and signed by your tenants.
  • Advising on the current deposit regulation and ensuring that your deposit is held in the correct manner.
  • Taking the first month’s rent and deposit from the tenant prior to handing over the keys.
  • Sending you a detailed letting statement.

Property Management

A team of people, headed by McCoy, is the dedicated interface between landlord and tenant.
The team members collect the rent, which is a big relief for the landlord, but that's just the start.
When the tenancy is up for renewal, they work with landlord and tenant to agree terms before drawing up a renewal agreement. Then, at the end of the tenancy, they organise the inventory check out and liaise with both parties with the aim of getting the deposit released as quickly as possible.
The team is always available for a landlord who needs advice on a range of issues: rental increases, dilapidations (deductions from the deposit) and decorative issues. For the latter, a chat with McCoy department may be recommended.
The team also trouble shoots. "What if a boiler doesn't work in mid winter or if the windows don't open in mid summer? It's a horror story for the tenants so we source cost effective and trustworthy contractors and ensure they fix the problem quickly.
Part of the team's job is to keep the tenants happy but also to make sure they look after the property.

Property Maintenance

McCoy has an in house dedicated property repair and maintenance department. We are therefore able to offer the landlord very competitive rates for property refurbishment and other major repairs delivered by our tried and tested tradesmen from all the building trades from plumbing, gas, electrics and carpentry.

EPCs and Gas Certificates

Energy Performance Certificates, or EPCs, are set to be available to all new tenants from October 1st 2008. Outlining the energy efficiency rating and the environmental impact rating of a property, potential landlords will be able to gain access to both the estimated running costs of a property, the carbon footprint created by the property and also show any recommendations that could be made to improve the energy efficiency of a property. The rating offered by the EPC will range from A to G, where A is very efficient and G is very inefficient, with the typical rating for a home being either D or E. These simple ratings will allow potential tenants to compare homes of interest to gain an insight into the difference in potential running costs.

EPC McCoy is able to arrange for an EPC to be carried out on your behalf.All your domestic and Commercial EPC certificates are produced by EPC Surveys UK Ltd (Established since 2007), accredited with national energy center NNER.This also speeds up the letting of your property by avoiding any delays.

BY LAW all gas appliances in rental property must be checked annually by an engineer recognised by the Council for Registered Gas Installers (CORGI). The scope of the act covers all chimneys and flues as well as central heating boilers, water heaters and boilers present in residential lettings. The landlord or landlords letting agent is obliged to supply to the tenant a record of the gas appliances in the property together with details of the annual inspection, including any works done to the gas appliances in order to comply with the legislation.
